Ritz & Caflisch, S.C. is a South Central Wisconsin law firm based in Madison which limits its practice to real estate and business issues.  With over sixty years of combined legal experience, Peter Ritz and Robert Caflisch provide large firm expertise with the hands-on, personal approach of a small law firm.
Commercial Real Estate  We work with clients to: negotiate, structure, and complete complex sale, purchase and financing transactions; accomplish tax-deferred exchanges of real estate (Section 1031 transactions); negotiate and draft commercial leases for both landlords and tenants; and develop and re-develop real estate (providing legal support in land acquisition transactions, construction projects, and land divisions by certified surveys, subdivision plats, and condominium declarations.)  
Residential Real Estate  We know that buying, building or selling a home can often be the biggest financial transaction a consumer will ever face.  More importantly, we understand that a home purchase or sale is more than just a financial matter.  In today’s increasingly FSBO (for sale by owner) and discount brokerage-influenced markets, buyers and sellers can feel uncomfortable on their own, or they may not even know where to begin.  We provide affordable, experienced and independent advice for both brokered and non-brokered residential real estate transactions. 
Business Issues  We advise a variety of established businesses, including non-profit organizations, on contract and other matters to help keep them running smoothly, including employment agreements, buy-sell agreements and operating agreements, sales contracts, and commercial loan agreements. We also advise entrepreneurs about business start-ups, creating the appropriate business entities for their circumstances, and helping them launch their business operations.  As part of our transactions practice, we advise both buyers and sellers of businesses, and can provide important help in both asset- and entity-purchase transactions.  We also counsel individuals concerning their relationships with the firms they work for, including their compensation and other employment terms, negotiations to acquire ownership stakes in companies, and non-competition covenants.
